So, I'm running a Covert Ops game in which the characters are CIA agents stationed in Vancouver. Next game, I'll need a street map for a light industrial neighborhood. I look around, and found Cherno's set, which are very nice, but not really the look I'm looking for. So I've been working on my own. I thought they might be useful to others.
This is what I've got done so far, street segments with sidewalks, an four way and a tee intersection. It's all sized for 50 pixels/ inch, for 5'/ inch scale in MT. No photo-realistic textures like Cherno's, but it keeps the file to about 1/20th the size of his.
If there's interest, I'll add updates as I do more.

cool beans. as with cherno's set, you could consider creating a base set (6 tiles) for the dungeon generator. (link in sig).
